Mighty Mule Access Control Installation: The Prosper Owner’s Guide

We stock and install Mighty Mule-compatible access control parts across Prosper, and most jobs run between $275 and $650 installed, depending on the control board, receiver, or keypad that failed. If you call before noon on a weekday, we can usually have the part matched to your model and installed the same day, since Hal keeps the most common Mighty Mule boards and receivers on the truck. Where owners typically figure this out: the remote stopped working, the keypad lights up but won’t open anything, or the gate opens fine from one side of the property but not the other. That’s an access control part talking to you, and it usually means a board, receiver, or wiring connection gave out.

Which Mighty Mule Models This Applies To

The access control side of a Mighty Mule system covers the control board inside the opener arm, the receiver that talks to your remotes and keypads, and any external keypad or intercom wired into the gate. On the popular MM371, MM372, and MM462 series, those parts live inside the main control box on the gate post. The FM350 and FM500 models use a separate receiver module, while the newer full-featured units integrate everything on one board, which is convenient until a single component fails and the whole board needs replacing.

Here’s the gotcha with Mighty Mule: the part number matters more than the model number. The board inside an MM371 from 2015 is not the same board as an MM371 sold in 2022. Mighty Mule revised their control boards several times, and if you order the wrong revision, the remotes won’t pair and the gate will misbehave in ways that don’t make sense until you check the board revision number printed on the lower left corner. That’s the number we ask you to read off before we drive out. Saves everyone a trip.

On OEM versus aftermarket: for basic receivers and keypads, a quality aftermarket unit like a Linear or Nortek receiver works fine and often outlasts the original. For the control board itself, we stick with Mighty Mule OEM or a direct-compatible replacement. The boards are proprietary enough that a generic board will cause phantom opens, short cycling, and destroyed limit settings. This is one place where bargain hunting costs more than it saves.

Signs Your Mighty Mule Access Control Installation Is Failing

Here’s what Prosper owners call us about most often, and what’s actually happening underneath:

  • Remote works only when you’re within arm’s reach of the gate. The receiver board is dying or the antenna wire got pinched. In Texas heat, those receiver capacitors essentially cook themselves over three or four summers.
  • Keypad lights up but the gate ignores it. That’s usually a dead relay on the keypad’s output or a corroded wire run at the post. We’ve seen Prosper sprinkler systems soak keypad wiring boxes until the copper turns green.
  • Gate opens randomly in the middle of the night. A failing receiver can false-trigger from stray signals, especially near the new subdivisions going up along the east side of Prosper where construction crews run all sorts of equipment.
  • One remote works, the other doesn’t, even after reprogramming. The board’s memory chip is failing. This is common on Mighty Mule boards older than about eight years.
  • You hear a click at the opener but nothing moves. The access control signal is reaching the board fine, but the board isn’t passing power to the motor. That’s a board-level failure, not a remote problem.

Replacement Cost & What’s Included

For a Mighty Mule access control install in Prosper, here’s the honest price picture:

  • Receiver replacement, installed: $275 to $375
  • Keypad replacement, surface-mount or flimsy pedestal, installed: $225 to $350
  • Control board replacement, installed and reprogrammed: $400 to $650
  • Full access control retrofit with new receiver, keypad, and board if needed: $600 to $850

The range comes down to which Mighty Mule revision you have, whether we need to run new wire, and whether your existing remotes will pair with the new hardware. Most of the time your remotes survive the swap fine. We quote the price before any work starts, in writing, and that’s the number you’ll see on the invoice. The 90-Day Done Right Promise applies to the parts and labor both. Every price above includes the part itself, so you’re not getting a low labor quote and a surprise parts bill after the fact. Is the warranty included? Yes, every job carries it.

DIY or Call Us?

The electrical side here is low voltage, which makes people braver than they should be. You can absolutely check the simple things yourself: make sure the keypad isn’t full of dirt, the antenna wire isn’t tucked behind a metal post (metal blocks the signal), and the control box lid is actually closed tight so rain from a Prosper thunderstorm hasn’t found its way inside. Those checks are safe and take five minutes.

Where I’d stop a homeowner short is at the board itself. Mighty Mule control boards carry capacitor charge even after the battery is disconnected, and miswiring the motor leads or the power input can turn a $400 board swap into a full opener replacement. We’ve also seen plenty of boards fried because somebody tapped power from the wrong terminal trying to save a service call. If it’s more than a visible wire or a dirty keypad, call us at (979) 291-0947 and let us put eyes on it. The estimate is free, and the fix will be right the first time.
