Signs Your FAAC Hinge & Roller Replacement Is Failing

• The gate drags or gouges the driveway at the far end. A roller that’s flat-spotted or seized stops turning and wears a groove into the concrete. We see this a lot on the west side of Prosper where the afternoon sun bakes the grease out of the roller bearings.
• A grinding or squealing noise that comes and goes. The bearing inside the roller is usually shot. Greasing it quiets things for a week, then the sound comes back – the bearing’s already done.
• The gate sags toward the latch side and won’t line up anymore. On a swing gate, that sag is the hinge pin or hinge leaf wearing out. In Prosper’s soil, a gate that was level when it was set three years ago will drift as the post settles.
